Please note:- Below are the main lease points only of the standard Defence Housing Australia lease - a full copy of the lease can be provided on request from our office.

Lease Point

  • Term: 6 years* with 3 year option.
  • Term: 9 years* with 3 year option.
  • Term: 12 years* with 3 year option.

Term: 6 years* with 3 year option.

Rent: Rent is paid in advance on the first day of each month, direct to the Lessor's bank account.

Rent Review: Market rent – reviewed annually. Determined by an independent valuer.

Management fee: From 12-16.5% (Incl. GST). 13.2% (incl. GST) for a strata titled property and 16.5% for a free standing property which is not part of a strata or community title scheme. Management and maintenance fee covers property management and most day-to-day maintenance (including repair or replacement of fixed appliances should they fail).

Use of Property: The property is to be used by DHA (Defence Housing Australia) to accommodate personnel of the Australian Defence Force, and the Department of Defence.

At Lease end: DHA (Defence Housing Australia) will…
a. Repaint internally.
b. Ensure all appliances are clean and in good working order.
c. Ensure all floor and window-fittings are clean.
d. Ensure grounds and landscaping are in a neat and tidy condition.

Insurance: Lessor to take out and maintain property protection insurance and public liability.

Legal Costs: Each party to bear their own legal costs for the preparation and execution of lease.

Term: 9 years* with 3 year option.
